Sky Sophia – Biot, France

Completed between 2019 and 2021, the Sky Sophia office complex in Biot, France, combines modern design with advanced timber engineering. The two-story buildings, totaling 9,400 m² with integrated parking, were designed to achieve BBCA Low Carbon and BREEAM certifications.
The project features a mixed construction method with reinforced concrete in the substructure and a timber frame in the superstructure. Nearly 1,219 KNAPP connectors, including MEGANT and RICON S, were installed to secure timber columns, beams, and floor assemblies. These connectors enabled fast, reliable installation while supporting the building’s structural demands in a seismic zone.
Key Highlights:
Connector technology: MEGANT and RICON S connectors ensured strong and concealed joints for timber columns, beams, and floors.
Construction method: Mixed system with concrete foundation and timber superstructure.
Design features: Aluminum façade cladding with exposed timber interiors for a modern workplace.
Scale: 9,400 m² gross building volume with parking garage.
Use case: Office complex built to high sustainability standards, certified BBCA Low Carbon and BREEAM.
Sky Sophia demonstrates how large-scale commercial projects can successfully integrate mass timber construction with KNAPP connectors, combining technical performance, environmental responsibility, and architectural quality.
